We invest time in getting the best selection of photographs of your property and making a short promotional video for use on our website and marketing. We also suggest improvements to help you make the most of your holiday let and keep in regular touch with our owners.

We deal with all correspondence with guests, from initial enquiries on the telephone, through to taking payments, dealing with cancellations, and sending booking confirmations and directions/entry information for your property to guests.
There is no set up fee when you join Isle of Mull Cottages. We have an all-inclusive package based on our low commission rate, with no hidden extras. We work hard to present your property at your best, so that we can achieve the maximum income possible for you. Excellent photographs and a complimentary video are all included.
Marketing Your Property
We achieve excellent search results across all browsers which means high visitor numbers to our website. We are constantly updating and adding to the content on our website; have a great social media profile and far-reaching advertising campaigns to help drive traffic to our website. With over 10 years in the business, we also have a high percentage of repeat customers that come back to us every year to book their next trip to Mull.
We have an integrated booking system so you can log in at any time to see what bookings we have taken for your property and all your guest details. Your ‘Owner Area’ also includes copies of your payment schedules, guest information, and booking summaries for each year, making it easier for you to manage your property.
We provide a first-rate photography service, free of charge to make sure your accommodation is promoted to its full potential. We also help you with presentation tips and provide feedback each year for how you might like to make improvements. If you make any changes, we will come back and update photos when you need us to.
We deal with all the deposit and balance payments from guests and the associated costs, as well any cancellation refunds required. At the start of each month we make a payment into your bank account for your bookings, less the commission charge.
Feedback and Owner Reports
We send out feedback surveys to customers who have stayed in your property and let you have the results at the end of each season. We also give you a summary of your bookings at the end of each year to review and send quarterly newsletters to our owners.
We advertise with national and local publications and take care of all the associated costs, including using websites like Visit Scotland and Walk Highlands. We have been featured in publications like The Herald, Sunday Times and Scottish Field and have close contacts with journalists who help us promote the island and our portfolio of cottages.
