Brackens is situated within the village of Dervaig on the Isle of Mull’s north coast. Brackens is a detached, well-appointed cottage that comfortably sleeps up to six guests and sits within a mature, enclosed garden.

The house enjoys a quiet location, just a short walk from the centre of Dervaig, where there is a good village shop and The Bellachroy - the oldest inn on Mull, where you can get a lunch or evening meal, or try an island malt.

Guests can park on the driveway, where there is space for two or more cars, and a path leads to the main entrance. Inside the cottage there is a combined porch and utility area with plenty of space for storing belongings and a washing machine and dryer.

The open plan kitchen and dining area is a good sized room with a contemporary kitchen which is very well equipped. As well as a good range of appliances, there is lots of cupboard space for groceries and a lovely welcome pack to make you feel at home.

The dining table comfortably seats six and has nice views to the surrounding hillside. From this room a main hallway leads to all the other rooms and there is a back door that leads to the rear garden. The garden is fenced and from the picnic bench, guests can enjoy fantastic views of the surrounding countryside, with the odd buzzard, or even eagle passing by overhead. A narrow pathway leads among some well established shrubs in the lower part of the garden too.

The living room is another spacious room with large picture windows and views over the surrounding area. Comfortable sofas and armchairs are provided, along with a good selection of DVDs, games and books. A wood burning stove creates a focal point in the room and adds to the ambience in the evenings, so family and friends can relax here after a day out exploring.

The master double bedroom has an en-suite which is equipped with a shower, hand basin and w.c. The bedroom itself is a good size with lots of built in storage space for your belongings. The second double bedroom again has ample storage and views over the garden. The twin bedroom is a generous size, perfect for adults or children and is well appointed too. Quality bed linen and towels are provided for all guests staying at Brackens.

The main family bathroom is accessed from the main hall and is spacious with a bath with shower over, basin and w.c.

Brackens is a great option for guests who appreciate a well appointed and comfortable property that has easy access to all the village amenities. Directly opposite the cottage you can follow the track that meets up with the forestry track to Quinnish point – a walk that can be made into a circular route by the more adventurous or for cyclists.

Driving towards Calgary, there is the licensed Am Birlinn restaurant specialising in local produce and Calgary itself has one of Mull’s most beautiful beaches, a tearoom and gallery. Tobermory is also easily reached, within 20 minutes' drive of the house.

The area around Brackens is superb for wildlife watching too, with a public hide close by at Loch Torr. Wildlife tours can be taken locally as well as photography workshops and boat tours.

Bedrooms: There are two double bedrooms and one twin room at Brackens. The double beds are a standard size. Hair dryer provided.

Bathrooms: The en-suite bathroom to the master double has a shower unit, basin and w.c. The family bathroom has a bath with shower over, basin and w.c.

Garden: Private parking on the driveway. Large, fully fenced garden with mature planting and some small grassed areas too. There are two benches beside the house with a picnic bench on the patio area beside a small pond. Guests have access to garage for storing bikes.

Heating: Oil fired central heating.

Wood Burning Stove: There is a wood burning stove in the living area. Starter supply of wood provided for guests on arrival and more can be bought from the village shop.

Bed Linen and Towels: Bed linen and towels are provided.
