    Balach Oir is a great property in a wonderful location with some incredible views. The property is modern, comfortable, well kitted out and provides a perfect base for discovering the Isle of Mull.

    Balach Oir was an exceptional place to stay . The accommodation and facilities are superb .
    It is the ideal place to base yourself for travelling all over the Island . A must is visiting Iona .
    To have views of Ben More and the surrounding landscape was sheer bliss . Wildlife is everywhere you turn.
    Our trip was for my Husbands milestone birthday and it just added to the magic of his whole experience . Our grown up children were so relaxed here . We all left rejuvenated
    Thank you Angus and Stephen ( your Dad) for allowing us to stay in your beautiful home .
    We will definitely return .

    We had an absolutely fabulous stay at Balach Oir during a week of some very wild weather. We saw some incredible sites around Mull from beaches to mountains, cliffs and sheep who think - or know- they own the road.
    The history is amazing from Castles , Bothy's, Iona Abby and 5,000 year old standing stones.
    And if it was blowing a hoolie and the rain coming sideways, we could stay in our warm and comfortable accommodation and watch the weather out of the panoramic windows.
    The house is very well equiped with everything we needed to self cater for the week.

    A beautiful cottage in a stunning location, waking up to a view of Ben More every day was amazing and the cottage is really well placed to get to all parts of the island. The cottage was well equipped and always warm and cosy, a good thing as we were visiting in November! Will definitely be returning thank you!

    This is a really wonderful house that makes the most of the amazing views across the loch and to Ben More. The house has been beautifully decorated and is warm and cosy as well as modern and spacious. The beds were comfortable and the house was very clean. Its a wonderful place to sit and watch the wildlife and the ever changing light outside. We were treated to a huge stag standing statesman-like outside the house. The house is also very accessible for Fionnphort and Craignure. We did not want to leave and can't wait to return.

    We have just returned from a fabulous stay at Balach Oir,the weather was great all week.
    Balach Oir is a beautiful house,very comfortable and warm,the sun warmed the house through all the large glass windows/doors,which we had open all evening listening to the sounds of the sea and wildlife.
    The house is very well equipped,Angus has done an amazing job of designing the house,it’s perfect,a great position,excellent photo shoot of Ben More and it’s reflection on the sea.Loved to watch the otter and seals,herons,saw a sea eagle at the back of the campsite.Looking forward to returning.

    It’s hard to know where to begin when reviewing Balach Oir, do we start with the exceptional views across the loch to Ben More that the huge French windows allow you gaze at all day or the house itself which is beautifully designed, equipped and stocked. It feels like there are no words to describe the incredible landscape that the house so cleverly allows you to admire, well situated, just 30 mins from Craignure to the east and Fionnphort to the west for the ferry to Iona. We saw endless wildlife, otters, seals, dolphins, eagles - even a whale. Magical.

    We love visiting Mull but it was a real treat to stay at Balach Oir! The location and views are stunning and the house itself is really impressive. It’s been thoughtfully designed and beautifully kitted out. It was a struggle to leave!

    What a wonderful break we had at Balach Oir. A very comfortable clean and well equiped house with amazing views over the loch. We saw lots of wildlife on the doorstep and on our trip to Staffa. Thanks to Angus and his dad for making us so welcome. We would highly recommend the house and location and hope to make another visit soon.

    Amazing two week stay at Balach Oir. Wonderful views from the house, including some stunning sunsets. Lucky enough to see an otter feeding right outside in the loch and a White-Tailed Eagle down the road too.
    Overall good location for exploring the island and all it had to offer. Can highly recommend 'Wild About Mull Tours' from Pennyghael stores down the road, for a fantastic guided wildlife tour of the locality.
    Sad to leave and hope to return.

    Very well equipped comfortable house in a beautiful location on Ross of Mull overlooking loch, in which you are likely to see an otter during your stay. Good location for trips to Staffa, kayaking and climbing Ben More. The local pub is well worth a visit too. Thanks to Angus and his dad for being very responsive to queries.

    A great stay at Balach Oir. Beautiful, clean, tidy, airy, warm very well equipped and comfortable spacious property with amazing views. With the sliding glass doors at the front it really feels as though you’re part of the scenery! In addition to the views of the loch and Ben More and friends, the big skies with great cloud formations, we were lucky to have good weather, watch an otter fishing for it’s supper and the local resident stag deer wandering down the road holding up the traffic! Lots of bird life both loch and garden. Great location for visiting the rest of Mull too. Thank you!

    Lovely accommodation stunning location, stayed for a week but wished it had been 2. We will definitely be returning to this cottage. Otters on the doorstep, white-tailed eagles on the other side of the Loch, outstanding view across the water.
    We will remember this holiday for a long time.

    We loved it so much the first time we stayed in 2022 that we went back for Easter 2023! We weren’t disappointed, the views, the house, the wildlife on your doorstep is stunning. There is the added advantage of a small restaurant and bar within walking distance now should you feel like a night out. A fantastic house in an amazing location.

    We had a fantastic stay. The holiday home is wonderful. The views couldn’t be bettered. We were so lucky with the weather with blue skies all week which meant we could even sit outside each evening with a glass or two of wine watching the wildlife and scenery. We saw otters and seal in the loch and the neighbour feeding a deer every evening.

    Really beautiful cottage, finished to a high standard and looks exactly like the photographs. What you can't appreciate though is that brilliant view and watching the weather rolling over the hills - it really is a super escape. One very small improvement - have some basics available on arrival: salt, pepper, milk, tbags.
    Otherwise, location is ideal, plenty of wildlife on the doorstep (birds, eagles, deer),Iona ferry down the road, scenic route up the west coast recommended too. If we return to Mull, we'll look for this cottage.

    Just returned from another perfect stay, the house is fabulous. I have stayed in a lot of houses on Mull and this one is my favourite by far, the location is great for exploring both ends of the island. The owner is very welcoming and I would highly recommend this house to any looking looking for a luxury stay.

    Watched next door neighbour’s feed a Buzzard in the morning, also a large stag in his garden.

    We needed a wheelchair friendly cottage and we’re advised this was the one for us,on arrival it was apparent that neither the toilets or showers were easily accessible,there was no welcoming pack and the agents were only contactable by email,one of the locals put out a call on the local buy swap sell Facebook and procured a toilet raiser for us by 9am Sunday,we comprehensively looked for a commode on wheels to access the showers but it was apparent the nearest one available was in Glasgow however the hand shower pipe was long enough to manage sitting on a kitchen chair,the cottage is lovely .

    A beautiful cottage in a stunning location. This was our third trip to Mull and it just keeps getting better!
    Being able to watch deer and stag from the patio on a daily basis was a special treat. We can't wait to return.

    Superb cottage..warm,comfortable,well equiped in a brilliant location for wildlife and nature watching.
    This week the otter was feeding on a small islet outside the cottage..both golden eagles and white tail eagles seen at Loch Na Keal daily and six hen harrier sightings close to the cottage.

    We love Mull and it’s wildlife. Even though we have red deer and otters wild on our land in Wales we so enjoy seeing them in the outstanding setting of Mull along with eagles which we don’t have!
    Winter is has such beautiful colours with the low light. As the days are shorter a lovely place to stay that’s truly warm with great views (should you not feel like being outside) is perfect.
    Angus has done really well in constructing the perfect place to stay. Well done and thank you. Nice to bump into your dad too and thanks for the apples????

    The cottage is one of the nicest we have stayed in on Mull, amazing views, abundance of wildlife to be seen on your doorstep and always a lovely drive to Tobermory.

    Beautiful, comfortable, well equipped house with stunning loch views. Very tranquil with birdsong all around. Enjoyed our stay very much but WiFi was almost non existent so if it is essential to you for work or other reasons, be warned! The lovely large tv had Netflix, Amazon Prime etc but we were never able to make use of them in the evening. Other than this the property deserves five stars.

    Really beautiful brand new house, (needs some snagging done) absolutely stunning view across Loch Scridain, with local wildlife including otters, golden and white tailed sea eagles, red deer, and an abundance of birdlife right on your doorstep. One of the nicest, but most remote cottages we've stayed in on Mull, it's about 10 miles to Bunessan to the west and 20 miles from Craignure (the ferry terminal) and those are your nearest shops/civilisation, just make sure you're stocked up and you'll have a great time.

    We loved our stay at Balach Oir. The owner has built, decorated and kitted out this house to the highest standard. Very responsive to any queries we had. The views over the loch are stunning - we even spotted dolphins one evening. Such a relaxing and peaceful spot. Beaches further down the coast are beautiful. We hope to return!
